Kansas City Houses Are Still Selling Fast

Are you looking to sell your home in Kansas City? Great news! While the KC housing market isn't as hectic as it was during the 'unicorn' years, when houses sold faster than ever, they're still selling quicker than expected.

Realtor.com used real estate data to illustrate the story of median days on the market for every January, from 2017 through the most recent numbers available. Realtor.com defines "days on the market" as the time between a Kansas City home being listed for sale and the closing date, or the date it's taken off the market. This metric gives an idea of just how fast properties are selling compared to more typical years:

The most recent data (shown in green) shows that homes are selling faster than they usually would (shown in blue). In fact, the only years when houses sold even quicker than they are right now were the abnormal 'unicorn' years (shown in pink). Realtor.com puts it this way:

"Homes spent 69 days on the market, which is three days shorter than last year and more than two weeks shorter than before the COVID-19 pandemic."

What Does This Mean for You?

Kansas City homes are selling faster than average for this time of year because today's low mortgage rates have increased KC homebuyer interest. However, there still aren't enough homes to go around. The Just Say Home Team of real estate experts can help you take advantage of this unusual real estate trend and list your home while the Kansas City home supply is still low. As Mike Simonsen, Founder of Altos Research, puts it:

". . . 2024 is starting stronger than last year. And demand is increasing each week."

Bottom Line

Is it a good time to sell your home on the Kansas City housing market? The most recent data suggests now might be the perfect time for KC home sellers to list. Current real estate trends show fewer days on the market than is typical for this time of year. Just Say Home with Jennifer Smeltzer and Team will work with you to navigate the Kansas City market and sell your house quickly!
